1. How long have you been in residential real estate sales? Is this your full-time job?
Since 2003. Full-time. If I’m ever “off”, I will let you know ahead of time and provide you with a backup resource.
2. How does your Teamwork? Will I be “passed off” to a less experienced agent after I sign the agreement?
I am your primary contact. My assistant will help us get things ready and manage deadlines because they’re stationary. If you are “passed off”, it will only be because your needs are immediate and I am not immediately available.
3. How many homes have you sold in the past year? Will you have time to sell mine?
I have sold 30 homes in the past year; it is rare for me to have 5 or more properties listed on the market at the same time. And it’s even rarer for any of these properties to be in the same “market”.
4. How many days does it typically take you to sell a home? How does that compare to the market?
While average days on market varies by neighborhood, my average compared to the overall market is 15 days vs. 38 days.
5. How close to the initial asking price were the ultimate sales prices of the homes you’ve listed and sold in the past year?
Since 1/2018, my sold price has been 102.5% of my list price.
6. Will you represent me exclusively, or will you represent both the buyer and me in the transaction?
I will represent you exclusively. I do not represent the buyer and the seller in the same transaction.
7. Can you recommend service providers to help me obtain a mortgage, make home repairs and get my home ready for market?
Absolutely. We keep a list of providers with who we, our colleagues or our clients have had great experiences.
8. What is your business philosophy?
Because we work by referral, we focus on helping our Clients “Own Your Home Better”. We believe in staying connected to make sure you have the best experience owning your home. And that starts with a great buying experience and ends with a great selling experience.
9. How will you keep me informed about the progress of my transaction?
I will call you every week with an update throughout our working relationship. Of course, feel free to call if you have a question. Separately, we’ll send you an email update during the listing period regarding our marketing and any response we’ve tracked as well as any changes to the market overall. Once under contract, you’ll receive weekly emails with a status of your file and a checklist of items for you to track
